Restauration Maison Choulex

The building, owned by the municipality, is located directly along the sidewalk of Route de Choulex, at the entrance to the village of Vandœuvres, within protected Zone 4B and on an IVS route of regional significance.

In view of these significant contextual and heritage considerations, the energy renovation concept has been developed in accordance with CMNS best practices for the insulation of protected buildings and buildings situated within protected sites.

The thermal upgrading of the building envelope will be carried out through interior insulation of the façades, complemented by an external insulating render of equivalent thickness to the existing one. The specified insulation materials are breathable and therefore do not require a vapor barrier. Particular care will be taken to prevent the risk of condensation near the beam ends, as verified by a dynamic hygrothermal calculation. Interventions to the façades and the roof are intended to ensure a renovation consistent with the existing structure, while respecting elements of heritage value. Part of the roof features a “terrasson” configuration, which will allow for the discreet installation of photovoltaic panels.

A district heating system will be implemented in line with the Municipality of Vandœuvres’ intention to develop a neighborhood heating network supplied by the boiler plant located in the municipal buildings at No. 10 Route de Meinier, which will soon be upgraded to operate using a renewable energy source. This broader initiative, covering a wider perimeter, will be submitted under a separate application.

The renovation works will be scheduled according to the availability of the apartments for intervention and will therefore likely be phased over time. Based on discussions held with OCEN on this matter, this phasing will not affect recognition of the final outcome as being compliant with the energy concept.
